What you need to know about the Q3 2026 Real Estate Market
The Q3 2026 single-family market across Greater Boston was more competitive for sellers than the prior year. Inventory growth outpaced pending sales, slightly extending average days on market. However, average days to offer held steady, and pending asking prices remained flat year over year. This signals a stable, active market where buyers have more options and can afford to be selective.
Compared to Q3 2025, single-family inventory is up 29%, new listings are up 7%, and price changes have increased 19%. Meanwhile, pending sales are down slightly, and months of supply have risen from 1.82 to 2.36 months.* This means buyers have more choices, and sellers need to be strategic. Accurate pricing from day one, strong marketing, and responding quickly to market feedback are key to standing out and getting homes sold.
At the National level potential homebuyers were looking for and buying homes even as prices went up in more than three-quarters of the nation's housing metro markets during the third quarter of 2026, a report released today by the National Association of REALTORS® (NAR) said.
